Your home is officially on the market. Here's what to do, and what to avoid, for the days and weeks that follow.

01. Leverage your neighbours

Tell your immediate neighbours your home is for sale. They may have a friend, family member, or colleague who's been waiting for exactly the kind of home you have, in exactly the neighbourhood they already love. Some of the best sales come from a neighbour's referral, not the MLS.

02. Stay vigilant with chores

The home needs to be photo-ready every day, not just on the open-house weekend. Dishes done, beds made, bathrooms wiped down. Buyers visit on tight notice, and a lived-in mess turns interest into hesitation. The temporary effort is worth thousands at the closing table.

03. Be flexible with showings

Say yes to as many showing requests as you can. The buyer who can only see the home Wednesday evening at 7:15 may be your buyer. Inflexibility kills momentum; flexibility creates competition. Plan to be out of the house when possible.

04. Highlight your home's best assets

Every home has something special, a beautiful backyard, a recently updated HVAC, original hardwood under the carpet, morning light in the kitchen. Make sure those things are visible during showings and called out in the marketing. The right time of day matters: book afternoon showings if the backyard's the star.

05. Illuminate your space

Turn on every light before a showing, even daytime ones. Open blinds. Switch warm-temperature bulbs in any room that gets harsh fluorescent light. A bright home photographs better online and feels bigger in person.

06. Adopt a neutral palette

Bold paint colours and personal art can shrink the buyer pool. Repaint accent walls in soft, broadly appealing tones. Pack away family photos and the more idiosyncratic pieces. The goal isn't to strip your personality, it's to let buyers picture themselves in the space, which is harder when yours is everywhere.

07. Keep valuables out of sight

Through the showing window, dozens of strangers will walk through your home. Pack away jewelry, watches, small electronics, and prescription medications. Lock the home office. This isn't paranoia, it's standard practice.

08. Prioritize safety

Loose carpets, slippery floors, ice on the front steps in winter, small hazards become big problems when strangers are walking through. Fix or flag every potential trip-hazard before the first showing. Showings are also a good moment to confirm your home insurance is current.

09. Trust your real estate agent

You hired me for a reason. Let me handle showings, lead the buyer-agent conversations, and call the negotiation strategy. Your job is the home; mine is the deal. We're aligned, the better the price, the better the outcome for both of us.
