    Before we list, we'll look closely at average home prices, market trends, and what's actually selling on your street. Recent sales data online tells one story; talking to neighbours who've recently sold tells the rest of it.

    Prepare your home for sale

    Declutter, deep-clean, make the small repairs that matter. Sometimes a fresh coat of paint and pulling the carpet to show hardwood is the entire prep. Sometimes it's a storage unit and a stager. I'll tell you which dollar will earn back ten, and which renovation a buyer won't pay extra for.

    Price it on what it actually is

    Not a wish number. Not a lowball anchor. A comparative market analysis takes the size and condition of your home plus three or four genuinely comparable recent sales, and lands on the price that brings the right kind of attention: confident buyers writing real offers.

    Choose the right agent

    Interview multiple agents. Find someone with a track record in your specific area, a communication style that fits how you actually want to work, and a marketing approach you can see yourself behind. Then trust them to do the work.

    Market it well

    Real professional photography. Floor plans. Drone footage when the lot earns it. Twilight shots when the property looks better at golden hour. MLS, of course, plus a tight pre-list window with my warm sphere first, some homes sell before they go public.
